Claim fee
When a debtor or tenant defaults on payments, such as non-payment of an invoice or rent, a creditor or landlord has the option to impose a fee.
If it's an invoice claim, reminder fees and a compensation fee can be applied (in B2B relationships). On the other hand, if it's a tenancy where the tenant hasn't paid, the landlord can impose a demand fee. This fee covers the extra costs incurred by the landlord in connection with the non-payment.

How much is the claim fee?
The claim fee for private landlords is set once a year. The current claim fee is 325 kr (2024).
Please note that the claim fee for commercial leases may be different.

When can the claim and claim fee be imposed and sent?
A rent demand letter can be sent on the 3rd business day after the last payment date - this applies to both commercial and private leases.
If this deadline is not met, the claim fee is not legally enforceable.
What is the payment deadline for a claim fee?
- For private residences (apartments, villas or similar), the tenant has 14 days to pay the arrears including the claim fee. This payment deadline cannot be waived.
- For commercial properties, however, the payment deadline is only 3 days.
What should be included in a demand letter?
If you as a landlord want to send a demand letter to your tenant, we recommend that you follow section 10 of the Debt Collection Act.
According to this, the recipient must be able to clearly identify the claim and the claim must contain the necessary generalities.
In practice, it is often sufficient to specify:
- The amount owed
- Which months or periods the arrears relate to
What do I do if the tenant still doesn't pay their arrears?
If the tenant still doesn't pay the amount owed, you as the landlord have the option to file a debt collection case with a debt collection agency, a lawyer or via the bailiff.
